Housing stock differs street to street across this metro, and so do the failures. These are the five areas we cover most and what we actually find in them.

Mid-century ranches and infill builds, side by side.

Original ranches here often still run undersized returns — a single hallway grille trying to feed a whole system. It shows up as one hot bedroom and a system that never quite keeps up.

East Nashville

Prewar bungalows, retrofitted ductwork, tight crawl spaces.

Ductwork here has usually been added long after the house was built, often routed through crawl spaces that flood. We check the crawl before we check the unit.

Larger homes, multiple systems, zoning that drifts.

Multi-system houses drift out of balance as dampers age. The upstairs system ends up carrying the whole house because a zone board has quietly failed.

Franklin

Historic core and new subdivisions, two different problems.

The historic homes need work that respects the building; the newer subdivisions mostly need the builder-grade equipment sized properly the second time around.

Lakeside humidity that a thermostat setting will not fix.

Proximity to the lake keeps humidity high well into the evening. Systems sized on temperature alone leave houses here feeling clammy at setpoint.
